Polished concrete contractor for Dallas–Fort Worth
Mechanically polished concrete, grind & seal and slab preparation for restaurants, retail buildouts, offices, showrooms and premium homes. Owner-operated, self-performing, insured.
What we do
Concrete floors, finished by grinding — not by covering them
Diamond Flooring Solutions works on the concrete itself. We grind the slab with metal-bond diamonds to remove the weak surface layer, open it to the level of aggregate exposure the project calls for, densify it, then refine the scratch pattern through progressively finer resin-bond grits until it reaches the specified sheen. The result is a floor that is the slab, with no film on top to peel, delaminate or wear through in traffic lanes.
Two systems cover most of our work. Mechanically polished concrete is the full grit progression with densifier, producing reflectivity from the concrete's own surface. Grind & seal stops earlier in the progression and relies on a topical sealer for sheen and stain protection — a faster, lower-cost option that trades durability of appearance for budget and schedule. They are not interchangeable, and we will tell you which one suits your space.
We also take on the work around those systems: concrete grinding to remove adhesives and old coatings, densification of existing floors, surface preparation to a specific CSP profile for other trades, and restoration of tired polished floors that have lost their gloss. We do not sell or install coatings.

Where polished concrete earns its place
Most of our commercial work is in small-to-mid-size interiors where the floor is visible, takes steady foot traffic and has to be ready on a tight turnover schedule. Typical applications:
- Restaurants
- Front-of-house dining rooms and bars where the floor is part of the design and needs to stand up to chair traffic and daily mopping.
- Retail buildouts
- Tenant improvements in strip centres and urban retail where a polished slab replaces VCT or LVT and removes a replacement cycle.
- Offices
- Open-plan workspaces and lobbies, often existing slabs coming out from under carpet tile and adhesive.
- Showrooms
- Spaces where reflectivity and a clean, consistent field matter, and where product moves on pallet jacks.
- Salons, studios, clinics
- Hard-wearing, easily cleaned floors without grout lines; traction and chemical exposure reviewed per space.
- Premium homes
- Ground-floor living areas, kitchens and garages on slab-on-grade, where the slab can be protected during construction.
Large warehouse and distribution floors are considered case by case. If your project sits outside the typical range, send it anyway — scope, access and schedule matter more than a number.

Process
How a floor actually gets polished
- 01
Slab assessment
We walk the slab before we price it: hardness, flatness, cracks, joints, contamination, existing coatings and moisture concerns. Some slabs can't reach every finish — we say so up front.
- 02
Grinding
Metal-bond diamonds remove the surface paste, adhesives and high spots and set the aggregate exposure. This step decides what the floor will look like.
- 03
Densifying
A lithium or sodium silicate densifier reacts with free calcium hydroxide in the paste to harden the surface so it can hold a polish.
- 04
Honing & polishing
Resin-bond grits refine the scratch pattern step by step. Where we stop sets the sheen, from honed to high gloss.
- 05
Guard & handover
A penetrating guard adds stain resistance, followed by a written maintenance procedure for your cleaning crew.
The details — grit sequence, densifier chemistry, gloss expectations and the slab conditions that limit them — are laid out on our polished concrete page. Architects and designers can start with specification guidance.
Who you're working with
A small, owner-operated crew that does its own work
Diamond Flooring Solutions LLC is owned and run by Maui Robinson and Brandon Young. The owners are trained in polished concrete systems through the Skool of Polished Concrete. We self-perform: the people who assess your slab are the people who grind it, so what was discussed at the walk-through is what happens on the floor. Read more about how we work.

Projects
Project records, not stock photos
Our project gallery documents each job with before-and-after photography, the building type, finish level, approximate square footage and city — the information an estimator or designer actually needs to compare. Project photography is being added as jobs are documented.
